This 11 acre greenfield site is located to the north west of the market town of Bourton-on-the-Water, Gloucestershire on the northern gateway to the town from the Fosse Way.

Outline planning permission for a scheme of up to 100 residential dwellings was granted by the Secretary of State in January 2014 following an appeal lodged against the refusal to grant planning permission.

This site, within the Cotswolds Area of Outstanding Natural Beauty, was not allocated for development and lay outside of the settlement boundary of the market town as defined in the adopted local plan.

It was successfully argued that any harm to the AONB would be limited and was outweighed by the scheme’s benefits in meeting local housing needs and supporting economic growth.
